Dublin 15: from €275,950Prices for three-bedroom houses in Dublin have fallen below the €300,000 mark for the first time in over two years.

Manor Park has pitched the prices at its new Barnwell scheme, in the new Hansfield district in Dublin 15, firmly at the cash-strapped first-time buyer market with three-bedroom terraced homes costing €299,950, making them the cheapest new three-bedroom houses in Dublin.

These homes are just slightly more expensive than the national average price of a three-bed, which is now €299,412, according to new figures released last week from the ESRI and Permanent TSB. Prices of three-bedroom semi-detached houses fell by 4 per cent in 2007 compared with a rise of 13.5 per cent in 2006.

Manor Park is hoping that these prices will inject more life into the starter homes market. They have 270 homes to sell in this phase in Barnwell and more than 1,000 homes planned for the wider Hansfield district.

Castlethorn Construction and Menolly Homes have a similar number of units earmarked for the area.

Hansfield is a new district planned for an 80-hectare site off the Ongar Road in Dublin 15. Like Adamstown, Hansfield is being developed under the Government's strategic development zone (SDZ) principles, which ensure that developers build in some infrastructure, such as schools, roads and community facilities in tandem with housing.

Outline planning permission has been granted for 3,000 homes at Hansfield and a new train station on the Dunboyne Connolly line is planned for the area.

Manor Park is launching 75 two, three and four-bedroom houses at Barnwell, its segment of the Hansfield site. Selling agent Savills Hamilton Osborne King will be taking bookings at show units on site this weekend.

Entry level units at Barnwell are the 76sq m (818sq ft) two-bedroom houses which cost from €275,950. These houses are quite tight with the front door opening straight into the livingroom.

A slightly larger two-bedroom house with 80sq m (861sq ft) feels much more spacious and costs an extra €10,000. Three-bedroom houses have 93sq m (1,001sq ft) and cost from €299,950.

It's been over two years since three-bedroom houses have been priced at under €300,000 in Dublin, according to selling agent Gemma Ryan from Savills HOK.

The three-beds have decent livin rooms and a large L-shaped kitchen/diningroom. There are two double bedrooms and a single upstairs. The en suite bathroom has a double show unit and attractive tiling.

All the four-bedroom houses are detached and they measure between 132-146sqm (1,420-1,571sq ft). Prices are from €399,950. These spacious homes have a high standard of finish and extra ceiling height.

Standard finish at Barnwell includes cream and wenge kitchens in the two and three-bedroom houses and walnut kitchens in the four-beds.

All houses have attics suitable for conversion and have pull down ladders.

Houses at this phase of Barnwell are due for completion in the autumn, says to the selling agent.

Amenities due to be developed include a village centre, two primary schools and secondary school. A big selling point will be the station which, due to be in place by 2011, which will provide direct access to Conolly Station.
