Two separate developers have joined forces to launch the first phase of a keenly priced new development at Lucan, Co Dublin.
A total of 181 three-bedroom semi-detached houses will be built on a six hectare site close to Superquinn shopping centre and just under a mile from Lucan village. All are priced at £124,000 and the first 30 units go on sale this weekend. The first phase will be ready for occupation by October next and the entire development is expected to be completed within 12 months.
Both Courtland Estates and Lyncourt Developments have previously been involved in new developments in the Lucan area. Courtland built the Woodleigh Estate which sold well last year and Lyncourt's Moy Glas development also proved popular. Both developers specialise in the first-time buyers market.
While the price of the houses are all set at £124,000 for the 30 houses to be offered for sale next Saturday, selling agent Leahy Property Consultants say that one or two end houses, and some with garage spaces, will be approximately £3,000 dearer.
At 1,050 sq ft, the houses are moderately-sized, but clever use of space and larger-than-average windows create the impression of a more spacious interior. Hallways have been kept deliberately narrow to allow for a larger kitchen/dining area and downstairs cloakrooms have a window.
Oldbridge is laid out in the now familiar cul-de-sac style which reduces through traffic, and the development avoids sameness because each builder's house has different coloured brick outside. The houses are also stepped back from each other.
The Courtland Estates house, like all those on offer, is a three-bedroom semi of 1,050 sq ft. Fronts are of half rustic brick and render. There is a sittingroom to the front of the house with a timber and black marble fireplace as standard. Double doors lead to a large L-shaped kitchen/diningroom area which has enough room to fit a couple of armchairs. The kitchen has beech Shaker-style units with steel handles and there are glass doors from the dining end to a small patio and the back garden. A guest cloakroom is off the hall.
Upstairs, there is a bright main bedroom that is compact, but has a wall of fitted wardrobes and a large en suite shower room. The two other bedrooms are singles and both have very good wardrobe space. The main bathroom is also at this level. Lyncourt Development's house is also a three-bedroom, 1,050 sq ft semi. It has a half red-brick frontage and an attractive curved porch. Again, the hallway is narrow to allow for larger reception areas. There is a wide door-and-a-half entrance to the sitting
room, which is good-sized and has a mahogany and marble fireplace. A large box bay window lets in plenty of light. Reception areas have cornicing and decorative ceiling roses. The L-shaped kitchen/ diningroom is roomy and has Shaker-style units with steel handles. Glass doors lead out to a small patio.
The staircase is at the centre of the house and leads to a main bedroom, two single rooms and a family bathroom. The main bedroom has a large en suite shower and wall-to-wall wardrobes. There is also good wardrobe space in the smaller rooms.
All the front gardens at Oldbridge will be landscaped and rear gardens top-soiled and fenced. Open areas will be landscaped and an unsightly pylon close to the site is to be "laid underground", says Leahy Property Consultants.
