Houses going on sale in a new scheme in Lucan, Co Dublin, will be ready for occupation before Christmas. Prices at Tullyhall start at £159,995 for 1,120 sq ft three-bedroom semis, going up to £185,995 for the four-bedroom detached houses.

The builder, Hollioake Homes, is using the showhouses around the corner at Rossberry for viewings, according to agent Ross McParland, who is handling sales.

Rossberry was sold out in two weeks in a launch last February, so the Tullyhall development will be a useful barometer for the current market.

The Tullyhall site is being developed by both Hollioake and Tower Homes, which launched its first phase a few weeks ago. To access the new scheme, turn left after the Superquinn/Lucan roundabout, right at the next roundabout and left at the following one. Tullyhall is straight ahead after a right turn at the roundabout on Hayden's Lane.

The 30 houses being sold in this first phase of Tullyhall will be completed from the end of next month. The remaining 160 will be released at a later date, and will include two-bedroom semis and larger four-bedroom detached houses. The types of houses on offer this weekend are redbrick fronted with tiled awning over the front door. Contrasting brick soldier courses add detail to the front facades.

The smallest three-bedroom semis, with 1,120 sq ft of accommodation, start at £159,995. These have a traditional layout, with a sittingroom to the front and double doors to a rear diningroom. Glass patio doors open to the back garden. The fireplace in the sittingroom is of timber with a cast-iron inset.

Doors lead from the diningroom to an extended kitchen/breakfastroom. Buyers have a choice of three different-coloured units, and co-ordinated wall tiles are included in the price.

Upstairs, two double bedrooms have fitted wardrobes and the main room is en suite. A third single room would make an ideal study.

Four-bedroom semis of 1,245 sq ft cost from £170,995. The staircase has a central position in the hallway, creating extra space in the bedrooms upstairs. A downstairs guest lavatory is to the front off the hallway. The sittingroom has double doors to a diningroom and a further door leads to a large kitchen/ breakfastroom.

As with the three-bedroom houses, there is a choice of units and matching wall tiles. There are two double and two single bedrooms upstairs and the main room is en suite.

A detached 1,280 sq ft version of the four-bedroom house is priced from £185,995. The layout is the same as the semi-detached units although more spacious. Town-sized back gardens will be turfed and fenced and fronts levelled.
