France: from €99,000: Three new sale and leaseback schemes are being launched in Dublin this weekend, one in Nantes, another in the MidiPyrenees, and one just outside Paris.
Suites Home-Atlantis in Nantes is a 101-unit business residence in the heart of Atlantis, a large commercial district in western France. Fifteen minutes from the centre of Nantes, the residence aims to provide short-to-medium stay self-catering accommodation for the tourist and business sectors.
The scheme has a nine-year lease with a guaranteed and index linked rental income of 5.5 per cent net. Prices start at €70,000 for a studio apartment. One-bed units cost from €104,000 and two-bed apartments from €167,000.
Colliers Jackson-Stops is launching this scheme at the Wesbruy Hotel, Dublin 2, this weekend, along with another overlooking Cajarc village, which is 1.5-hours drive from Toulouse in the heart of the midi-Midi-Pyrenees region. The scheme of 92 tourist villashas an outdoor heated swimming pool and tennis court. It is offered with a nine-year lease giving a guaranteed and indexed-linked rental income of 4.3 per cent. One-bed units are priced from €104,000, two-beds from €142,000 and three-bed villas from €177,000.
Meanwhile, another sale and lease back development at Marne La Vallée, a 10-minute drive from Euro Disney and 30 minutes from Paris, is also on offer. Prices at Residence Paxton start at €99,000 for one-bed units and the rental agreement runs for 10 years with an average rental income of 5.3 per cent, according to agents Sale & Lease Back.
