Stepaside/from €460,000: Families will appreciate the environment at Stepaside Park, where a new phase of three and four-bedroom houses are launching today with Sherry FitzGerald New Homes. Kate McMorrow reports.
Proximity to the mountains, yet close to a good road network to the city, this development off the Enniskerry Road, Co Dublin, by McGarrell Reilly has settled in well, its landscaping well-grown in established parts of the development.
The Courtyard is a small walled enclave of 16 three-storey houses about 500 metres from the main entrance. Prices start at €460,000 for seven three-bedroom plus study houses of 125 sq m (1,347 sq ft). Also for sale are nine four-bedroom houses of 134 sq m (1,445 sq ft) priced from €485,000.
Designed by Conroy Crowe Kelly, the 16 houses are three-storey, with pretty flower balconies off the top floor bedroom, creating a quaint cottage look. Windows and front doors are pine, with rendered walls painted pale terracotta. All the houses come fully landscaped and paved, with a garden shed and deck area.
Inside, kitchen and sittingroom/diningroom are interconnected. Kitchens are to the front, allowing the airy sitting/diningroom to open to the rear terrace and garden via French doors. The stone fireplace has a gas flame-effect fire inset and - commendably - a full range of Neff kitchen appliances are included. A walk-in storeroom off the sittingroom will house cleaning and sports equipment and there is a downstairs toilet off the entrance hall.
Two double bedrooms off the first floor landing have fitted wardrobes, with an en suite shower off the larger room. The main bedroom faces front at the top of the house, with a good en suite shower room and wardrobes.
In the smaller houses, there is a study which could take a single bed on the second floor overlooking the back garden. Four-bedroom houses have a double bedroom in this position on the top floor. A skylight window over the stairwell is electronically operated.
Gardens are a fair size and come fully planted, with a large garden shed and deck area. Neat front gardens are complemented by an overhanging flower balcony on the top floor.
Construction is well under way at The Courtyard and completions are expected within four to six weeks. The annual management charge is expected to be €500 to €600.
