Ardleigh is a new country-estate style development in the village of Two-Mile-Borris, some four miles from Thurles in Co Tipperary, with prices ranging from £126,500 (€160,621) for a 1,200 sq ft house to £298,950 (€379,588) for a 3,200 sq ft home.

Developed by Surestone Construction, Ardleigh is a small scheme with just 15 homes, seven of which are available in this first phase. There are five different house styles ranging from a 1,200 sq ft two-bedroom gate-lodge style house to a 2,900 sq ft five-bedroom manor-style house. John M Gleeson in Thurles is the selling agent.

This area of Tipperary is becoming increasingly popular with Dublin and Kildare buyers looking to relocate for a better quality of life. A distinguishing feature of two earlier schemes by Surestone Construction was that the majority of purchasers were from the Greater Dublin area.

Two single-storey gate lodges flank the entrance to Ardleigh, then there are eight detached houses standing on large grounds of approximately half an acre and at the rear of the estate there are five smaller detached houses laid out in a crescent format facing on to a landscaped area. Landscaping at Ardleigh will include a number of semi-mature trees, wooden fencing and natural stone piers.
