Ardleigh is a new country-estate style development in the village of Two-Mile-Borris, some four miles from Thurles in Co Tipperary, with prices ranging from £126,500 (€160,621) for a 1,200 sq ft house to £298,950 (€379,588) for a 3,200 sq ft home.
Developed by Surestone Construction, Ardleigh is a small scheme with just 15 homes, seven of which are available in this first phase. There are five different house styles ranging from a 1,200 sq ft two-bedroom gate-lodge style house to a 2,900 sq ft five-bedroom manor-style house. John M Gleeson in Thurles is the selling agent.
This area of Tipperary is becoming increasingly popular with Dublin and Kildare buyers looking to relocate for a better quality of life. A distinguishing feature of two earlier schemes by Surestone Construction was that the majority of purchasers were from the Greater Dublin area.
Two single-storey gate lodges flank the entrance to Ardleigh, then there are eight detached houses standing on large grounds of approximately half an acre and at the rear of the estate there are five smaller detached houses laid out in a crescent format facing on to a landscaped area. Landscaping at Ardleigh will include a number of semi-mature trees, wooden fencing and natural stone piers.
One of the gate lodges is for sale in the first phase and is priced at £126,500. This 1,200 sq ft property is designed in period style with a peaked roof crowned with an ornate chimney piece and a Georgian-style front door with an overhead fanlight detail. There are two bedrooms, the main has an en suite bathroom. This house benefits from extra-high ceilings that give an additional effect of space.
Two of the seven houses are villa-style houses laid out in a crescent-shaped format overlooking the green area. These houses are also designed in period style with a multi-level roof and natural limestone detail to the front. Both properties have 1,650 sq ft of space and are priced at £157,950 (€200,555).
Downstairs there are three reception rooms including a study or home office. There is a utility room off the spacious kitchen/dining area. Double French doors open out from the kitchen to the garden, and there are further interconnecting doors between the reception room for entertaining. There is the option of a teak or yellow-pine staircase.
Upstairs there are four bedrooms, the main bedroom has an en suite with shower.
Of the larger detached Georgian-style houses there are two 2,500 sq ft four-bedroom houses, one 3,200 sq ft four-bedroom house and one 2,900 sq ft five-bedroom house. All four of these houses include a large slate roof conservatory or sunroom as standard.
One of 2,500 sq ft houses is set on just over half an acre and is priced at £255,950 (€324,989).
The second house is set on almost half an acre and is priced at £264,950 (€336,417). This house style features a large entrance hall with an elegant staircase leading up to a landing mezzanine gallery overlooking the front hall.
Downstairs there are three reception rooms and a kitchen with utility and laundry room. There are three sets of double French doors at the back of the house opening on to a patio area.
Upstairs there are four double bedrooms, three of which have en suites. The main bedroom has a walk-in dressing room with an en suite.
The 3,200 sq ft house is priced at £298,950 and is a very impressive manor-style house with steps up to the front door and a raised patio area. The large hallway and galleried landing area is a feature of this house.
The 2,900 sq ft house priced at £278,900 (€354,129) is the five-bedroom model and incorporates many of the decor features of the other house styles.
There are very generous allowances available to homeowners for the kitchen, wardrobes, bathrooms, fireplaces and interior painting.
