Starter homes within commuting distance of the city from £142,950 are going on sale this weekend at Celbridge, Co Kildare. The popular St Raphael's Manor development, south of the town, is now maturing nicely and has a very impressive amount of communal green space.
Mountbrook Homes Ltd is releasing a further 30 two-bedroom terraced houses, priced at £142,950 (€181,510) for 862 sq ft mid-terraced units and £153,950 (€195,480) for 960 sq ft end-terrace houses. Of these, 20 will be the less expensive mid-terraced units, while there are 10 end-terrace houses on larger sites. Selling agent Billy O'Sullivan & Associates will be staffing a showhouse at the site this Saturday and Sunday. Completion date is July and August of this year.
Sales in this final phase of St Raphael's Manor have been brisk, says Billy O'Sullivan, with young couples buying their first home forming the majority of purchasers. The units are being built in a position close to the stone-walled entrance to the estate and about five minutes' walk from the town centre. Fronts are attractive brick and render.
The current launch of townhouses compares favourably with the back-to-back townhouses built in earlier phases of the scheme. Each of the new houses has a small front garden and compact town garden to the rear, while extended sunrooms leading out to the back garden are designed to catch the sun for most of the day.
The interior layout makes the most use of available space. There is a small canopied entrance porch and good-sized sittingroom with a decorative fireplace. The kitchen/diningroom to the rear is particularly large and bright because of the extended sunroom. Upstairs, both bedrooms can fit a double bed and there is a well-fitted bathroom with a bath and separate shower.
Celbridge is a compact town much favoured by families because of its good schools, sports facilities and plenty of outdoor activities for children. There are walled estates to walk through, the river Liffey flows through the town and there is an abundance of facilities for young families.
A rail service to the city from Hazelhatch station is one of the many attractions of living in the town, which is about 13 miles from Dublin along a good road network. However, traffic over the narrow bridge at the entrance to the town is very heavy at rush hour times. This is soon to be relieved by a planned new access to the motorway from the southern end of the town, close to St Raphael's Manor.
