A new development of upmarket townhouses off Eglinton Road, Donnybrook, Dublin 4, goes on sale today off the plans. Prices at Dunbur will range from £450,000 (571,380) for two-bedroom units, to £575,000 (730,100) for a three-bed.

Gunne is the selling agent for the project, which is being built by Brookmarsh Developments Ltd.

Located on Brookvale Road, in a quiet cul-de-sac at the Donnybrook end of Eglinton Road, Dunbur is a small riverside development. There are only seven houses in total, and August has been set as the projected finish date.

All of the individual townhouses have river frontage and two balconies overlooking the Dodder. The walkway along the river is to be restored while a cut-stone wall has been built along the river bank, and this adjoins the foundations of the Dunbur complex.

There is only one two-bedroom unit, measuring 850 sq ft and priced at £450,000 (571,380). Five of the units are 1,100 sq ft three-beds priced at £560,000 (711,050), while one 1,100 sq ft end-of-terrace three-bed home is priced at £575,000 (730,099).

The prices reflect not only the location but also the quality of the development. Under-floor gas fired heating is standard in all units. Fitted kitchens come complete with integral lighting, wall and floor tiling. There is timber flooring in livingrooms, and timber doors, skirting and architraves throughout. All bedrooms have fitted wardrobes. The main bedroom has an en suite and a balcony overlooking the river.
