Dublin 6/ €2.7m: Everything has been done to this classic Dublin 6 townhouse - right down to the paint scheme by Farrow & Ball. Bernice Harrison reports

A two-storey over garden level house at the Rathgar end of Terenure Road East, Dublin 6, is for auction through Sherry FitzGerald on October 17th with an AMV of €2.7 million.

The 232sq m (2,500sq ft) house, number 20, is redbrick and part of a terrace of period houses built around 1870.

The current owners bought it around eight years ago, living in the top two floors while renting out the garden level. Four years ago they reconverted the lot into a family home by completely refurbishing the garden level, turning it into an open-plan, kitchen, living and family area.

There is access to this level under the front flight of granite steps and it opens into a livingroom area, leading to a very swanky contemporary kitchen and then to a family area that looks out onto the back garden.

There is a utility area under the stairs, a guest toilet and good storage. The floor throughout is covered in limestone and it is very much a feature of the family area, which includes a limestone-clad, sunken seated area with built-in seats.

A glazed wall looks out onto the garden which is, relative to the size of the house, small at around 42ft long.

While this level is very modern, upstairs the decoration is more in keeping with the period of the house with lots of soft Farrow & Ball colours.

The ceiling in the hall has decorative original plasterwork; two gracious interconnecting reception rooms with matching fireplaces open off it. There's also a smaller room in the return which could be used as a home office, though currently used and listed by the agent as a fourth bedroom.
