The Charnwood scheme at Clonsilla, Dublin 15, is going into its second phase this week with the release of 25 four-bedroom semi-detached houses priced from £159,000. The development is located off the Shelerin Road, a brisk walk from Clonsilla rail station. The selling agent is Sherry FitzGerald.

Builder E P Lynam Properties Ltd has retained a mature stand of beech, maple and lime trees at the entrance to the 30-acre site and extensive further planting has created an appearance of maturity. Charnwood will eventually have 128 houses when the entire scheme is completed in approximately one-and-a-half year's time. The 25 houses just released will be ready for occupation between March and May 2000. Although there are no three-bedroom houses in this phase, some may be released at a later date, says Irene McCormick of Sherry FitzGerald.

E P Lynam has produced many well-known developments in recent years, including Roselawn in Castleknock, Riverston Abbey on the Navan Road and Castlefields, Clonsilla, on which the present scheme is based. The 1,265 sq ft four-bedroom house costs £159,000. Those with bigger gardens will cost an additional £4,000 and end houses with garages, an extra £13,000. Special features include good wardrobe space, Nolan kitchens with Velux windows and floor-to-ceiling windows and good quality sanitary ware. Rationel doors lead out to the back garden from the diningroom and from the kitchen.

Sittingrooms are angled to allow more hall space and have an attractive archway through to the diningroom. Kitchens are large enough for family dining and there is a separate utility room and a guest cloakroom. There are four good-sized bedrooms upstairs, all with fitted wardrobes with the main bedroom en suite. One of the smaller rooms over the porch has an arched window. There are several green open areas around the development, which is already nicely landscaped and in partial occupation.
