You could dive into the churning waters of Dalkey Sound below from one of the balconies of this upmarket apartment scheme, Coliemore House, in south Dublin. While diving is probably not advisable, having the sea outside your bedroom window is a definite perk - think of waking up to a perfect summer's morning, or lazing about as the sun sets.

With a price tag of £1.7 million, the remaining penthouse at Coliemore House is among the most expensive to come on the market this year. Considered one of the most spectacular seafront sites in south Dublin, the scheme is built on the site of the former Dalkey Island Hotel on Coliemore Road - one of the most expensive roads in south Dublin, where many neighbouring houses have private jetties. Last year, Elsinore, a large period house on the road, sold for around £5.5 million.

There are also eight two-bedroom apartments for sale, with prices ranging from £695,000 to £895,000. There are 18 apartments at Coliemore House, nine of which were sold from plans, including two other penthouses. The former governor of the Bank of Ireland, Howard Kilroy, who lives a few doors away, has purchased one of the units. The owner of the former Dalkey Island Hotel, businessman Jim Delaney, decided to demolish the hotel and build the new four-storey complex, which was designed by E.N Smith and Kennedy architects.

Two towers are the main design feature of the building, which is set back from the road on the edge of the cliff. Accessed from Coliemore Road, the complex shares an entrance with Mr Delaney's new fish restaurant, Kish. Parking is provided in two underground car-parks. A sunken pond with a waterfall feature sits in the rockery at the entrance to the building. The lobby includes a full-height, oval atrium with a central staircase and Spanish marble floor, from where individual walnut doors lead off to the apartments. There is a full-time caretaker at Coliemore House and owners will pay an annual service charge of £2,000.

Overlooking Dalkey Island, the vast living area of the penthouse is a bright, modern space that maximises the views. Double doors lead from the entrance hall to this Lshaped room, which opens on to a large south-facing balcony. At 2,400 sq ft, this three-bedroom, three-bathroom penthouse is almost double the size of a typical semi.

The Shaker-style kitchen has black granite work surfaces and is fully equipped with Gaggenau electrical appliances, including a US-style fridge freezer with ice dispenser. There's a separate dining space with a full wall of windows framing sea views. Two of the three bedrooms are en suite and all three have wall-to-wall wardrobe and storage units.

The apartments are also finished to a high specification. Ceilings are higher than standard and give a feeling of space, while the under-floor and ceiling heating allows the clean lines of the walls to add to the modern design of the apartments.

All of the remaining apartments on the first and second floors have two bedrooms and two bathrooms, and, with the exception of one apartment, enjoy sea views. Bathrooms come with a Jacuzzi bath as standard and the main bedroom en suite has a power shower large enough for two. An Italian limestone floor is a feature of the bathrooms and kitchen, while there are two large, full-length walnut veneer cupboards in the hallway and extensive wardrobe space.

While all the apartments have 1,100 sq ft and share similar features, no two have the same floor plan. The units at the back have bedrooms with balconies overlooking Dublin Bay, while the ground floor units have private terraces, and are priced at almost £100,000 below the second floor units.
