THE second phase of the 30-unit St Lawrence Glen apartment complex in Dublin 10 goes on show today. Situated near Chapelizod on the Ballyfermot Road, the spacious twobedroom apartments are priced from £102,500 for the smallest unit to £109,500 for those offering views of nearby Phoenix Park and the Liffey Valley. The apartments vary in size from 600 sq ft to 750 sq ft. They are being sold through Sherry FitzGerald.

Nine units have already been sold in the complex which nestles above a sloping verge (due to be landscaped) overlooking the River Liffey and a pitch and putt course, currently under construction.

Secure car-parking spaces are included in the price of units, while shopping and other amenities can be found in nearby Chapelizod village a few minutes' walk away.

There are electronically-controlled entrance gates, and each unit has its own hall door, lending a townhouse image to the three-storey development. Inside, storage problems have been cleverly tackled. The cheapest units on offer are two-bedroom homes on the first floor. They have no balconies but have views of tree tops, the Liffey and the local church spire. The cost: £102,500. These are smaller than the others but are enhanced by the large, square-shaped windows and Regency-style doors with brass fittings that can be found throughout the complex. The bedrooms feature fitted wardrobes.

The ground floor apartments, at £107,500, have a private upward-sloping garden space at the rear. The livingrooms are generously proportioned and a large dining table could easily be incorporated into the layout.

Meanwhile, the kitchenettes are adequate in size, and, unusually, include an oven, hob, extractor fan and fridge freezer, significantly reducing fitting-out costs for the purchaser. A spacious tiled terrace affording panoramic views of the Phoenix Park explains why the second floor apartments are priced at £109,000. The unit feels roomier than in most developments and the attic space is accessible.

The bathrooms in all the apartments are quite small but are tiled. All units boast a feature fireplace and a security intercom. Outside there is a communal cycle store and a central refuse collection area.

The most impressive three units in St Lawrence Glen are not yet going on sale. Expected to cost in the region of £120,000, they are situated on the west end of the complex. The ground floor apartment features a sizeable back garden. Other features include en suite bathrooms and, in the second floor unit, corner windows which make the most of the views.

Built by Willow Park Construction Ltd, the scheme was designed by architects Cantrell and Crowley. The show apartments open for viewing today.
