Two and three-bedroom apartments and three and four-bedroom duplexes at the ongoing Druid's Valley development at Cabinteely, Dublin 17, are selling off plans from today priced from £165,000. The scheme is the latest on the vast Druid Valley site, which has overall planning for 900 units.

Four of the nine apartment blocks which comprise Gleann Na Ri are now occupied, bought mainly by first-time buyers along with a few investors.

The first phase launched last November sold out in days and the two-bed units were gone in hours, says selling agent Ross McParland.

Prices were considerably lower in the first phase although the agent points out that the new phase is of a different design. Prices will be from £149,950 for two-bedroom units and £175,000 for slightly smaller three-bedroom apartments. Smaller duplex apartments will start at £180,000. County Wexford-based builder William Neville & Sons is handling the Gleann Na Ri apartments and duplex units which are located behind a small cluster of 32 houses, now occupied, on the Druid valley site.

An application for a golf course and shopping centre has been made for land behind the apartment blocks and Dunloe Ewart's science and technology park at Cherrywood is also taking shape to one side. When it reaches Loughlinstown, the Southern Cross motorway will improve access to West Dublin's industrial centres and Dublin Airport on the opposite side of the city. The planned apartment blocks are visually softened by half-brick exteriors and outside, there are porched entrances to the first floor with steps to the courtyard. Virtually wall-to-wall windows on the top floors will make the duplexes particularly bright and enhance views over to the mountains and Killiney Hill.

There are two different sizes of two-bedroom apartments, 644 sq. ft and 715 sq. ft, costing £165,000 and £170,000. These, the smallest units, will all be mid-terraced and on the garden and first floors. There will be a combined sitting-room and dining-room with a standard oak-type fireplace, and an 8 ft by 8 ft 6 inch fitted kitchen with wall tiling included. Of the two bedrooms, one will be double with an en suite shower room and fitted wardrobes and the other will be a single room.

The 953 sq. ft and 1,026 sq. ft three-bedroom units at each end of the blocks cost £199,000 and £210,000. These will have a similar layout, but with larger kitchen and sitting-room areas. There will be two double bedrooms and one single, all with fitted wardrobes and the main bedroom en suite.

Duplexes on the top two floors from 1,334 sq. ft to 1,651 sq. ft are priced at £235,000 for one three-bedroom mid-terrace unit and £265,000 for three four-bedroom end duplexes. Accommodation will include a sitting-room/dining-room, large kitchen/breakfast-room and en suites with two of the bedrooms, all of which will have fitted wardrobes.

Duplex balconies will be at the rear of the blocks while first-floor balconies and garden-level terraces will be at the front facing a landscaped courtyard. This is planned as a communal parking and green area, with a lawned central garden and railed boundary walls. Paved circles between the blocks will hold stone sculptures or water features and ornamental lights to enhance the planting.
