New housing schemes in Tallaght have been few and far between recently, with not enough affordable accommodation coming on stream to cope with strong demand from people based in the hospital, the regional college and the industrial estates off Belgard Road. For this reason, Parklands, a new development on sale this weekend through Leahy Property Consultants at Aylesbury - a mature residential area near Old Bawn - should attract a lot of interest. A total of 34 two and three-bedroom terraced houses and three-bed semis will be offered for sale in the first phase, which will be ready to move into by next September. The remaining 44 units should be finished by January. When the Parklands site is completed, there will be 21 two-bedroom mid-terraced units, 45 three-bedroom end-terrace and 12 three-bedroom semi-detached houses.

Prices are aimed at first-time buyers, with eight two-bed terraced units of 770 sq ft priced from £135,950. There are 16 three-bedroom end-terraced houses of 1,070 sq ft, costing from £144,950 and 10 three-bedroom semis, also measuring 1,070 sq ft, starting at £149,950. The site is at the quiet end of Dale Park, in a cul-de-sac setting facing the GAA sports grounds and clubhouse. The Dublin mountains are clearly visible from the three showhouses. Old Bawn shopping centre and The Square centre are within walking distance and the riverside park at Dodder Valley is close by. The houses are laid out in short blocks of two or three, with either three terraced or two semi-detached houses in each block. Exteriors are of brick and render, with a raised gable in the middle of the terrace. Starter two-bedroom mid-terraced houses are likely to prove the most popular style. Although smaller than the three-bedroom units at 770 sq ft, clever arrangement of the accommodation gives an impression of much more space.
