Albany Homes, which built Blanchardstown Heath and Swords Demesne, is launching another new housing development in Swords, Co Dublin this week, with showhouses going on view from noon tomorrow. The selling agent for Swords Downs is Hamilton Osborne King and prices start at £139,950 for two-bedroom apartments. There will also be two-bedroom townhouses from £143,950, three-bed end-terrace townhouses from £154,950, and three-bedroom semis from £172,950.

The majority of the 75 units for sale in this phase will be two and three-bedroom townhouses, with 12 two-bedroom apartments and a small number of three-bedroom semis. The present phase will be ready for occupation between Christmas and May, 2000. There will be about 400 houses in the entire scheme which is due to be completed in two years time. Albany Homes's recent development, Swords Demesne, adjoins the Swords Downs site. Like Swords Demesne, the different house types in the new scheme are distributed throughout the site and the alternate roof-lines create a pleasing lack of uniformity.

Swords Downs can be accessed off the fourth roundabout on the main Dublin to Belfast road. Once off the roundabout, take the first right and then first left, proceed past the Motorola factory and the new development can be seen at the end of this road.

The 12 two-bedroom apartments for sale are in small two-storey blocks and all have separate front doors. At 722 sq ft they cost from £139,950. There are no balconies to the first-floor units, but each two-storey building has its own private rear garden.

Two-bedroom townhouses of about 820 sq ft cost from £143,950. The layout provides for a separate sittingroom and open-plan kitchen/diningroom on the ground floor and two bedrooms and a bathroom upstairs. Kitchens throughout the scheme are in a Shaker maple design and fireplaces in the houses are pine with slate or granite hearths fitted for gas coal-effect insets. Of the 999 sq ft three-bedroom end-terrace houses, a few are priced at £154,950 and the majority from £157,950. Their internal layout follows the pattern of the smaller townhouses.

Three-bedroom semis of just over 1,090 sq ft cost from £172,950. These have the benefit of a separate sitting and diningroom and an extended kitchen/breakfastroom. The main bedroom is en suite. The Swords Downs houses have good-sized town gardens, fenced and seeded and with lawns and parking areas to the front. There is a linear open space and several smaller green areas which will be landscaped.
