A fine two-storey over basement house, 3 St James Terrace, on one of Dublin 6's most attractive terraces sold at auction yesterday for £2,350,000. ( 2.98m). Lisney's pre-auction guide was £1.65 million but the house was never going to sell for that price and the opening bid at £1.7 million reflected that. Despite a packed room only two bidders went for it - and the house sold under the hammer. It's not a record for the terrace. Last year number 7 sold for £2.6 million. In Rathgar, two properties comprising 7 Zion Road, a detached villa-style house in six apartments and The Ramparts, a block of eight apartments behind was sold prior to auction in one lot for over the guide price of £1.5m (1.90m) by Jackson-Stops. In Rathmines, 16 Charleville Road, a four-bedroom detached villa-style house was sold at a Sherry FitzGerald auction for £655,000 (831,678). In Kilmainham, a four-bedroom house, Killyfern at 596 South Circular Road was withdrawn by Douglas Newman Good which is seeking £385,000 (488,849).

Jackson-Stops secured £1.14m (1.44m) under the hammer for 3 Arkendale Road in Dalkey, a large two-storey over garden level period house located in a cul-de-sac. Also in Dalkey, a five-bedroom semi-detached, Korthion, at Barnhill Road was withdrawn by HOK Residential. A seven-roomed house at 41 Sandycove Road, Sandycove, was withdrawn by Gunne Residential which is seeking £440,000 (558,684) In Glenageary, a three-bedroom semi-detached house at 64 Silchester Park, was withdrawn at £300,000 (380,921) by Lisney which sold it later for a higher figuer. In Howth, Co Dublin a four-bedroom house, Hybrasail on Carrickbrack Road, was withdrawn by Sherry FitzGerald which is seeking £1.5m (1.90m). Still in Howth, a six-bedroom home at 4 Mariners Cove, was withdrawn by Sherry fitzGerald which is quoting £810,000 (1.02m). Sherry FitzGerald secured about £650,000 (825,329) after auction for Manresa, a four-bedroom detached house at 609 Howth Road, Blackbanks, Dublin 5. The same agent auctioned two Drumcondra properties: at 22 Homefarm Road, a three-bedroom mid-terrace house was withdrawn at £295,000 (374,572) and now carries a quoting price of £310,000 (393,618) while a similar style three-bedroom terraced home at 97 Hollybank Road has a quoting price of £405,000 (514,243) following its withdrawal from auction. Elsewhere in Drumcondra,a house in seven units at 16 Glenharm Avenue, was withdrawn by Douglas Newman Good which is seeking £400,000 (558,684). Lisney has sold apartment 53-54 The Cedars, a three-bedroom apartment on Herbert Park Lane for about £800,000 (1.01m) Gordon Lennox in Jackson-Stops's Bray office has reported the sale of two Co Wicklow properties: Near Greystones, a modern 2,200 square-foot bungalow on an acre, Longmeadow, Kilquade, made just under £600,000 (761,842) while a four-bedroom detached house at 19 Bellevue Court in Delgany sold for mid £300,000's (380,921's). Still in Co Wicklow, Horsefield, a four-bedroom bungalow at Parknasilla, Newcastle was sold by Gunne Residential for about £350,000 (444,408).
