Anyone ready to take a post-election plunge into the new homes market will be pleasantly surprised by the variety of styles on offer and keen prices at The Coast, launching a new phase this week at Baldoyle, Dublin 13.

The address is good and, as the name suggests, it is within walking distance of the picturesque estuary.

Sherry FitzGerald New Homes is taking bookings for 121 units, from one-bedroom apartments to four-bedroom townhouses and just about everything in between.

The Coast is a new suburb taking shape on a large site between Baldoyle Estuary and Grange Road, with entrances off both roads. Shops, crèches, restaurants and a new Dart station are planned for the site and developer Menolly has gone the extra mile with superb landscaping. This phase includes two separate but neighbouring schemes: Sweetman House in the Myrtle development and a new phase at Red Arches.

The latter is approached via a tree-lined avenue from the coast road on the old racecourse site and prices are slightly higher than at Sweetman House. Both are within walking distance of Baldoyle village and five minutes from the proposed Dart station. The city centre is about 9kms away.

It's a buyers' market, so both developments include appliances, smart vanilla gloss kitchens, fully tiled bathrooms and en suites and, in many cases, granite worktops. Balconies and terraces will be decked. Two separate architects, Project and NDBA, were responsible for design.

Sweetman House is under construction and selling from plans. This is a single block with varied roof lines and a coloured render exterior and is set well back in the development, close to the proposed Dart station and the Red Arches section at The Coast. Prices start at €275,000 for a one-bedroom apartment of 46sq m (495sq ft). Two-bedroom apartments of 61sq m (655sq ft) start at €345,000. There are also five two-bedroom duplex apartments of 93sq m (1,000sq ft) priced from €380,000. Three-bedroom duplexes of 97sq m (1,045sq ft) cost from €395,000.

There is one three-bedroom apartment of 108sq m (1,160sq ft) which costs €430,000. Three-bedroom townhouses of 126sq m (1,355sq ft), priced from €445,000, feature a bright top floor en suite bedroom with a terrace overlooking an internal garden. A completely different product, Red Arches will appeal to those prepared to pay more for an impressive standard of finish and location closer to the sea. Exteriors are in white render with battleship-grey doors and glass canopies.

The development is accessed down a tree-lined avenue off the Coast Road. Earlier buyers have moved in and the site is acquiring a settled look.

Most houses and apartments have sea views and balconies are large enough for a good-sized table and chairs. Wall-fitted pebble fireplaces are attractive.

One-bedroom apartments with good-sized, decked balconies start at €300,000 for 46sq m (715sq ft) of space. Two-bed apartments of 66sq m (655sq ft) cost from €385,000.

There are also five two-bedroom terraced houses of 112sq m (1,000sq ft) from €455,000 with doors opening from the sittingroom to a decked terrace and internal communal garden.

Three-bedroom duplex units of 112sq m (1,210sq ft) cost from €470,000. Top-of-the-range are three-storey four-bed townhouses of 151sq m (1,620sq ft) from €595,000.

Standard features at both Red Arches and Sweetman House include modern kitchens with appliances and granite or walnut-look worktops, tiled bathrooms and en suites with shower screens and a parking space. Wardrobes are also included and most units come with a storage cupboard off the hall. Own-door apartments with private inner staircases should prove popular. When finished, The Coast will be a self-contained environment with town centre, transport, cafés and shops. Some crèches have been built and a school site has been set aside. Completions at Sweetman House and Red Arches are scheduled for the end of this summer. Show homes are open for viewing.
