A two-storey over basement Victorian house, 99 Templeogue Road, is a fine family home with a particularly attractive garden and separate coach-house. It is due for auction by Harper O'Grady on June 16th with a guide price of £850,000 (€1.08m).

Located close to Terenure village and Bushy Park, it is set back from the road and has off-street parking for four cars. The house is semidetached with two first-floor reception rooms front and back, and four bedrooms above. Renovated and refurbished in the mid-1980s, it is in good condition but new owners might change the layout of the rooms. Unusually, the back reception/dining room is also the kitchen and family room. The work area has a Woodstone-fitted kitchen with integrated fridge, dishwasher, double hob (electric and gas) and a large island. While this detracts from the elegance of the room it gains good light and a view of the garden. Original features remain throughout the house including cornicing, ceiling roses, shutters, and in the dining room/kitchen an imposing Kilkenny marble fireplace.

On the return a high, arched window lights the hall, stairs and landing. The bedrooms are surprisingly small for such a large house, although eliminating the walk-in linen cupboard would extend one. Similarly, removing fitted cupboards would enhance the main bedroom and allow for en-suite access to the present shower and toilet.

The basement is a warren of small rooms presently used as a studio/office. There is a small bedroom here, two WCs with showers and curiously, two separate entrance doors. A narrow border path leads to the coach-house which with its lofted roof could be renovated to suit a number of purposes. This backs onto VEC playing fields making it a peaceful spot, unlikely to be disturbed for some time.
