As the June sale season passes its peak, the success rate in the auction rooms is slipping. Of the 30 Dublin properties auctioned this week, only half were sold under the hammer. Among the major withdrawals this week was a pair of interconnecting Victorian houses at Leinster Road, Rathmines, Dublin 6. Numbers 28 and 29, which failed to sell in Lisney's auction room yesterday, were withdrawn at £1.7 million. The three-storey over basement houses, which are partially occupied by a business college, had been extensively restored in recent years.

Another major property, Victoria House, on Victoria Road, fronting Vico Road in Killiney, failed to sell at a Lisney auction last Friday. The modern three-storey house, which has wonderful sea views, is now for sale at £3 million having been withdrawn from auction at £2 million. Elsewhere in Dublin 6, Sherry FitzGerald secured a strong price of £1.625 million at auction for Ardeen, at 11 Palmerston Park, a seven-bedroom semi-detached Victorian house overlooking the park.

In Rathgar, a two-storey over garden level mid-terraced period house, with a two-bedroom self-contained apartment, at 69 Kenilworth Square was sold at auction for £490,000 by Daphne L. Kaye & Associates.

At 11 Winton Avenue, Rathgar, a four-bedroom villa-style period house was withdrawn by McNally Handy, which is quoting £700,000.

A four-bedroom detached house at 76 Fortfield Road, Terenure, was withdrawn by joint agents Lisney and Turley, which are quoting £295,000.

Lisney fetched £365,000 at auction for a two-bedroom mid-terraced house at 11 Lower Hollybank Avenue, Ranelagh. A three-bedroom terraced house at 8 Rugby Road, Ranelagh, made £260,000 at a Sherry FitzGerald auction.

Still in Ranelagh, 7 Norwood Park, a three-bedroom semi-detached house, made £336,000 through Sherry FitzGerald.

A three-bedroom two-storey over garden level period house at 5 Vergemount, Clonskeagh, Dublin 6, was withdrawn at £605,000 and is under negotiation through McNally Handy & Partners.

Elsewhere in Clonskeagh, 5 Gledswood Close, a five-bedroom semi-detached house, made £270,000 through Sherry FitzGerald.

A two-bedroom mid-terraced house at 26 Ovoca Road, South Circular Road, Dublin 8, was withdrawn at £250,000 and is under negotiation through Douglas Newman Good.

South Dublin

A five-bedroom detached Victorian house on just over three acres, Hollybrook, on Brighton Road, Foxrock, was sold at a Lisney auction last week for £8.3 million.

Also in Foxrock, 13 Cornelscourt Cottages, a mid-terraced two-bedroom cottage on the Old Bray Road, made £220,000 through Sherry FitzGerald.

A two-bedroom semi-detached cottage, Cosy Cottage, at 56 Leopardstown Road, Dublin 18, made £210,000 through Bergins.

Still in Dublin 18, Roth Rua Lodge, a detached four-bedroom bungalow on Kilgobbin Road, was withdrawn by Sherry FitzGerald.

A four-bedroom detached house, Wedgwood, at 5 Stillorgan Park Avenue, Stillorgan, was withdrawn by Lisney, which is quoting £450,000.

A detached two-bedroom period cottage, Woodview Mews, Glenalbyn Road, Stillorgan, was withdrawn and is under negotiation through Douglas Newman Good.

A three-bedroom bungalow at 22 Wilson Road, Mount Merrion was sold at auction for £360,000 by Hassett and Fitzsimons.

Also in Mount Merrion, 21 Glenabbey Road, a four-bedroom semi-detached house was sold at a Sherry FitzGerald auction for £336,000.

In Blackrock, a four-bedroom detached house at 51 Waltham Terrace was withdrawn at £400,000 by Ganly Walters, which is quoting £475,000.

Elsewhere in Blackrock, Number 9 Upper Prince Edward Terrace, Carysfort Avenue, a three-storey end of terrace house in eight units, was withdrawn at £405,000 by Patrick A. Moore, which is quoting £500,000.

A four-bedroom semi-detached house at 47 Avondale Lawn, Blackrock, made £391,000 through Jackson-Stops McCabe.

Also in Blackrock, a five-bedroom detached house at 4 Richmond, Newtownpark Avenue, house was sold after auction for over £370,000 through Sherry FitzGerald.

Off Newtownpark Avenue, Turnberry, a detached four-bedroom house at 4 Pine Court, made £386,000 at a Sherry FitzGerald auction.

A three-bedroom mid-terraced house at 10 Maretimo Villas was sold prior to auction for over £255,000 by Sherry FitzGerald. Sherry FitzGerald is seeking £325,000 for a six-bedroom mid-terraced house at 6 Rock Road after it failed to sell at auction yesterday.

Nearby, 35 Rock Road, a three-bedroom mid-terraced house, was withdrawn and sold later for over the guide price of £220,000 by Sherry FitzGerald.

On Monkstown Road, 3 Montpelier Parade, a three-storey over garden level mid-terraced house, sold at auction yesterday for £440,000 through Sherry FitzGerald.

In Monkstown, Lisney achieved a strong price of £870,000 for 12 Vesey Place, a three-storey over garden level terraced house with a coach-house. A three-bedroom semi-detached house at 40 Windsor Park, Monkstown, was withdrawn and is under negotiation through Sherry FitzGerald.

In Glenageary, St Quentin, a four-bedroom semi-detached period house on Lower Glenageary Road, was sold at a Sherry FitzGerald auction for £560,000.

A five-bedroom semi-detached house, Santa Maria, at 23 Glenageary Park, Glenageary, was withdrawn by Sherry FitzGerald, which is quoting £270,000.

In Dalkey, Wayside, at 43 Dalkey Park, a four-bedroom semi-detached house made £380,000 through Hamilton Osborne King.

In Killiney, 17 Killiney Heath, a four-bedroom bungalow on just over half an acre, was withdrawn at £605,000 and sold later for a higher figure through Gunne.

Also in Killiney, Kilgobbet, a detached bungalow on three quarters of an acre on Balure Lane, Church Road, was withdrawn by Lisney, which is quoting £695,000.

A six-bedroom bungalow on an acre, Warwick House, Old Connaught Village, Old Connaught Avenue, near Bray, was withdrawn by Douglas Newman Good, which is quoting 410,000-plus.

Rockhurst, a four-bedroom detached bungalow on 1.78 acres, on Enniskerry Road, Kilternan, Co Dublin, made £750,000 at a Lisney auction.

A four-bedroom bungalow, Marlfield, at Glencullen, was withdrawn by Sherry FitzGerald. In Lucan, Co Dublin, a detached bungalow on a third of an acre, St Mary's, was sold at auction for £315,000 by McDonald Bros.

In Dublin 12, a three-bedroom bungalow at 166 Kimmage Road West was withdrawn by Lisney, which is quoting £195,000.

Dublin 2 and 4

In Sandymount, Holyrood Castle, a castellated property in four apartments was sold at auction for £1.2 million by Sherry FitzGerald. The agents had been guiding £700,000 for the distinctive period property.

A seven-bedroom semi-detached house, Kildary, at 65 Merrion Road, Dublin 4, was withdrawn at £1.85 million and is under negotiation through Finnegan Menton.

A three-bedroom semi-detached house at 8 Bath Avenue Gardens was withdrawn by Sherry FitzGerald yesterday. It had been expected to make over £260,000.

Also in Sandymount, 9 Sandymount Avenue, a three-bedroom semi-detached house, was withdrawn at £490,000 by Phelan Partnership, which is quoting £560,000.

McNally Handy & Partners secured £225,000 at auction for Beech Hill Mews, a two-bedroom mews house on Cranmer Lane, Haddington Road. Ganly Walters fetched £284,000 at auction for 2 Serpentine Terrace, Ballsbridge, a two-bedroom terraced house.

A five-bedroom semi-detached house at 29 Pembroke Park, Ballsbridge, was withdrawn by Sherry FitzGerald, which is quoting £690,000.

Dublin 14 and 16

A four-bedroom semi-detached house at 86 The Palms, Clonskeagh, Dublin 14, made £250,000 at a Gunne auction.

Joint agents Wyse & Co and Lorigan sold a three-bedroom semi-detached house at 8 Larchfield Road, Clonskeagh, at auction for £286,000.

In Dundrum, Dublin 14, a fourbedroom semi-detached house at 17 Wyckham Park Road was sold after auction for a price in excess of £220,000 through Lisney.

A Victorian three-bedroom detached house, Beechgrove, at 95 Lower Churchtown Road, Dublin 14, was sold after auction for a price believed to be over £400,000 by Hamilton Osborne King.

North Dublin

In Howth, Dublin 13, a four-bedroom bungalow at Offington Drive was withdrawn by Douglas Newman Good, which is quoting £335,000.

A four-bedroom house, Gorsehaven, at 17 Shielmartin Road, Sutton, was withdrawn and sold later for over £400,000 by Finnegan Menton.

In Killester, Dublin 5, 13 Middle Third, a three-bedroom semi-detached bungalow, made £228,000 by Flynn & Associates.

Off Kilbarrack Road, Raheny, Dublin 5, a three-bedroom detached bungalow at 3 Kilbarrack Avenue sold at a Sherry FitzGerald auction for £195,000.

In Clontarf, a three-bedroom terraced house at 34 Dunluce Raod, was sold at a Gunne auction for £220,000.

Also on Dunluce Road, Number 162, a three-bedroom mid-terraced house, was withdrawn by Sherry FitzGerald, which is quoting £210,000.

On the Clontarf Road, Number 296, a three-bedroom semi-detached house, made £235,000 through Pembroke McDonnell.

Sherry FitzGerald fetched about £335,000 after auction for 7 Kincora Park, a three-bedroom detached house.

Still in Clontarf, 129 Seafield Road, a four-bedroom semi-detached house, made £370,000 at a Gunne auction.

A four-bedroom semi-detached house at 260 Griffith Avenue, Drumcondra, Dublin 9, was withdrawn by Sherry FitzGerald, which is quoting £310,000. In Castleknock, Dublin 15, 12 Bramley Court, a four-bedroom house, was sold at a Hamilton Osborne King auction for a strong price of £301,000.

Also in Castleknock, Gunne is seeking £300,000 for 12 Hadleigh Court, a four-bedroom detached house, following its withdrawal from auction.

In Swords, Flynn & Associates fetched over £155,000 after auction for 27 Dublin Road, a three-bedroom semi-detached house.

In Malahide, Kilgarth, a four-bedroom bungalow on Stillorgan Road, was withdrawn by Sherry FitzGerald, which is quoting £400,000.

A semi-detached cottage on half an acre at 5 Turvey Cottages, Donabate, was withdrawn by Flynn & Associates which is quoting £150,000.

Wicklow

Clarke Auctioneers fetched a strong price of £530,000 at auction for Rockfield Cottage, a two-bedroom cottage on an acre directly overlooking Jacks Hole Beach at Brittas Bay, Co Wicklow. In Delgany, Carhill, in Killincarrig, Delgany, was withdrawn at £195,000 by JacksonStops McCabe, which sold it later for about £200,000.

A two-bedroom cottage on an acre at Ballyknockan, Blessington, Co Wicklow, was sold at auction for £167,000 through J.P. & M. Doyle.

In Newcastle, a detached three-bedroom house, Doon, on Strand Road, was withdrawn and is under negotiation through Sherry FitzGerald.

A 36-acre farm at Knockandarragh, Donard, was withdrawn at £70,000 and sold later for a higher figure through J.P. & M. Doyle.

Provincial

Jordan Auctioneers secured £690,000 at auction for The Old Presbytery, in Ballymore Eustace, Co Kildare, a four-bedroom house on an acre, including a mews and summer house.

Glebe Lodge, a four-bedroom cottage-style house on an acre, Carnalway, Kilcullen, was withdrawn at £240,000 and is under negotiation through Jordan Auctioneers.

Also in Co Kildare, Chestnut Grove, a detached bungalow on a quarter of an acre on the Celbridge Road, Leixlip, made £260,000 by McDonald Bros.

In Co Meath, 89 acres at Priory Lane, Duleek, was withdrawn at £285,000 and sold later for a higher price through Dillon Auctioneers.

In Navan, a townhouse at 9 Bridge Street was sold at auction for £140,000 by Harlin Auctioneers.

In Tara, Co Meath, Smith auctioneers sold a two-bedroom farmhouse on 28 acres at Proudstown in two lots. Lot 1: the house on 12 acres sold for £260,000; Lot 2: 16 acres made £107,000.

A site with planning permission for four apartments at Castlepark, Ashbourne, was sold at auction for £210,000 for Gunne.

Still in Co Meath, The Railway Cottge, on 1.1 acres at Bennetstown, Dunboyne, was withdrawn at £131,500 and sold later for a higher price by Sherry & Associates.

In Co Louth, The Courthouse, a period house on 0.75 acres at Collon, was withdrawn at £360,000 and sold later for over £400,000 by Hamilton Osborne King.

Staleen, a three-bedroom farmhouse on an acre at Donore, Drogheda, was withdrawn at £150,000 and sold later for a higher price by Hamilton Osborne King.

A four-bedroom period house Lansdown Lodge, at Luggacurren, Co Laois, was sold at auction for £400,000 by JacksonStops McCabe.

Commercial

In Killiney, a 30-bedroom nursing home, The Grove, on Killiney Hill Road, Killiney, was withdrawn by Lisney, which is quoting £2.85 million.

Fairfield House, a long-established 3,820 sq ft former commercial college overlooking Fairfield Park, Rathgar, was sold at a Lisney auction for £1,060,000.

Gunne sold 122a Cromwellsfort Road and 2 Cherry Grove, two refurbished office properties, at auction for £775,000.

In Crumlin, Murphy's Shaw Arms Hotel, in Crumlin Village, was withdrawn at £2 million by John Younge.

Also in Crumlin, 65 Keeper Road, Crumlin, an office/warehouse building, was withdrawn by Lisney, which is quoting £250,000.

In Balbriggan, Co Dublin, McCormacks, trading as The White House pub, was sold at auction yesterday for £1.6 million by Morrisseys.

A two-storey over garden level 16-bedroom guesthouse, Glenveagh Town House, at 31 Northumberland Road, Ballsbridge, was withdrawn and is under negotiation.

Nearby at 22 Northumberland Road, a three-storey office building, was withdrawn at £900,000 by Sherry FitzGerald.

A 4,150 sq. ft site with outline planning permission for a detached two-storey house at 31 All Saints Road, Raheny, was sold at a Lisney auction for £100,000.

In Lucan, Co Dublin, Carrolls shop premises, on Main Street, was withdrawn at £1.5 million and sold later at a higher price through McDonald Bros.

In Killaloe, Co Clare, The Seanachaoi public house, at Bridge Street, was sold at auction for £230,000 by Chesser Auctioneers. A commercial property at 28 Dominick Street, Mullingar, Co Westmeath, was withdrawn at £270,000 and is under negotiation through Douglas Newman Good.

In Co Laois, The French Quarters pub, at Portarlington, was sold at auction for £305,000 by Matt Dunne.

In Co Mayo, 24 acres of development land, with planning for 167 houses, was sold at auction for £1.9 million by Garrett Loftus.

In Kilkenny City, Anna Conda public house was withdrawn by McCreery Auctioneers, which is quoting £525,000.

In Co Tipperary, The Dromineer Bay Hotel, in Dromineer, Nenagh, was withdrawn by Gunne.

In Cork, the North agency sold three sites: at Bandon Road, a 0.47-acre site with commercial zoning made £460,000. At Mahon, a 0.46-acre site, without zoning, was sold for £160,000 while a 0.40-acre site zoned commercial at Blackpool-by-pass, Blackpool made £390,000.

John Keane & Co secured £263,000 at auction for Anglim's pub at Ballymurphy, Borris, Co Carlow.

In Co Meath, Holland's corner shop on Market Street, Trim, was sold at auction for £450,000, by Royal Auctioneers.

A 14-acre site at Ginnetts, Summerhill, Co Meath, was sold at auction for £135,000 by Raymond Potterton.

In Co Westmeath, The Granite public house, at Raharney, was withdrawn at £295,000 and is under negotiation through Royal Auctioneers.
