The latest apartment scheme with views of the West Pier in Dun Laoghaire is being launched from plans this week at Hooke & MacDonald's Merrion Square office. Two one-bedroom, four two-bedroom and three three-bedroom units are for sale in the first phase of Marina View, which will have its entrance on Clarence Street off old Dunleary Road.
About half of the 18 apartments will have sea views, according to the agents. Prices start at £189,950 for 600 sq ft one-bedroom apartments, £295,000 for 1,000 sq ft two-bedroom units and £350,000 for 1,170 sq ft three-bedroom apartments. Work has just commenced on the site and buyers will have to wait until May of next year to collect the keys. The entire block is due to be completed by late summer of 2002.
The developer of Marina View is Holsten Property Company, which has built extensively in the UK. The four-storey complex has been designed by architect Douglas Wallace. Individual units will be larger than usual, with extensive balconies, offering panoramic views over the bay from the upper floors. A circular glass stairwell will maximise light throughout the building. A secluded courtyard will have a water feature and a lift will serve all floors and the underground car-park.
The planned four-storey lanterned entrance foyer will be one of the main features of the development. The apartments will have higher than normal ceilings, good quality kitchens and fitted wardrobes in all the bedrooms. Proper sitting-out balconies with all the apartments will overlook either the landscaped gardens or the harbour. Ground floor units will have their own patios instead.
As might be expected, the larger two and three-bedroom units are in the most advantageous positions, although the convenient location within walking distance of the DART and all the amenities of Dun Laoghaire is likely to be a huge attraction. One car-parking space will be allocated to each apartment at no extra charge.
The residential units will share an entrance with an office block, to be built on the inland side of the development facing Clarence Street. Plans for Marina View can be viewed at Hooke & MacDonald's Merrion Square offices weekdays from 7.30 a.m. to 5.30 p.m., Saturday from 11 a.m. to 1 p.m. and Sunday from 2.30 p.m. to 3.30 p.m.
