Portugal: from €299,000With over €30 million in sales so far from its project in Vilamoura, Irish company Newlyn Developments has chosen Tavira on the eastern Algarve for its next venture in southern Portugal.
O Pomar, the new development in this relatively unspoiled fishing village, will be on a 5.6-hectare plateau looking across the coastline towards the eastern frontier with Spain.
In the meantime, the marketing campaign for Victoria Boulevard in Vilamoura continues apace, with an exhibition tomorrow and Saturday from 11 a.m. to 6 p.m. at Jury's Hotel, Cork.
Irish agent Gabrielle O'Malley of Splash International will be taking bookings for two-bedroom apartments and three-bedroom townhouses on the scheme, part of the Jardins Victoria domain.
Jardins Victoria was created by the Lusator Group, whose principal, Andre Jordan, was responsible for the Quinta do Lago estate. Nearby Victoria Clube de Golfe will host the world golf championship next year.
Prices at Victoria Boulevard range from €299,000 to €360,000 for 118 sq m (1,270 sq ft) two-bedroom apartments with large balconies or terraces. Three-bedroom townhouses of 180-227 sq m (1,937-2,443 sq ft) including two large terraces, range in price from €470,000 to €520,000. The houses and apartments have been designed and fitted out in contemporary style, with traditional Portuguese touches. The properties are distributed amongst four low-rise buildings.
The townhouses are set out in four terraced rows - a large roof terrace with a Jacuzzi is an option. Every townhouse has two large private terraces, many with views over the golf course and countryside around Vilamoura. Secure underground car-parking, lock-up storage and lift access to all floors is included. Fit-out includes built-in appliances and good quality kitchens and bathrooms. A fit-out service is available.
The well-kept grounds are a blaze of colour in the long summer months. Owners have a choice of two communal swimming pools and sun terraces, in addition to a barbecue and pool bar. Units will be ready to move into from May 2006 onwards.
