Delgany/€10m: An interesting residential development opportunity has come on the market in Delgany, Co Wicklow.

Struan Hall, a large Victorian house on eight acres with planning permission to build seven new houses, is expected to make over €10 million at auction through joint agents Douglas Newman Good and McDonnell Properties on April 26th.

The property on Priory Road has permission for seven very large family homes with floor areas of 424-462sq m (4,564-4,973sq ft). The property is being sold by local businessmen Michael Noble and Charlie O'Neill.

Demand for these super-sized homes is particularly strong in this part of Wicklow, which is seen as a suburb of Dublin. Househunters are increasingly targeting the area as an alternative to the more expensive parts of Foxrock, Blackrock and Killiney. Nearby at Cosgravee's Eden Gate development three very large detached houses went on the market at over €2.3 million each last weekend and one sold almost immediately.

Struan Hill is an impressive 19th century house with four reception rooms and seven bedrooms. In need of some refurbishment, it's likely that the house will be restored and sold on with its acre of garden, alongside the new houses.

It's a common scenario in the village where many old houses have been bought for their gardens, paddocks and stabling.

Struan Hall lies minutes from the N11 for commuters and is within easy reach of Greystones with its fashionable restaurants and shops, and its impressive new fitness centre at Charlesland.
