Co Dublin: €2.69mFamily houses in walk-in condition don't often come on the market in Booterstown, although downsizers can choose from at least three apartment developments currently under construction in the area.

Colliers Jackson-Stops has been charged with the sale of 161 Booterstown Avenue, a substantial five-bedroom semi-detached house which should attract interest, despite its €2.69 million asking price. The house is close to the top of the avenue, near the N11 and convenient for UCD.

Number 161 is a sturdy 1950s house, with 316sq m (3,401sq ft) of space and a newly refurbished interior, with all the designer touches you would expect at this level. The owners have re-plumbed, rewired, and installed a new underfloor heating system and surround sound cabling.

Three of the five bedrooms are en suite and there are three reception rooms. Solid wood floors have been laid throughout and timber windows have been fitted.

One sittingroom has timber flooring and a cast-iron fireplace piped for gas. The bay-windowed family room is wired for a plasma screen and sound. Another sittingroom, which doubles as a diningroom, has a white marble open fireplace and glass doors to the back garden.

The kitchen is the pièce de résistance, with its Travertine marble floor and smart gloss units, topped with granite worktops and with an island unit. A range of integrated appliances includes a six-ring Smeg gas hob.

A fitted utility room leads off the kitchen and there is a downstairs toilet with Travertine tiling.

A stained glass window commissioned for the house colours the light to the upstairs landing. All four bedrooms at this level are a good size, with oak floors and two en suite bathrooms. The main bedroom includes a walk-in wardrobe and full bathroom with twin wall-hung wash-basins.

There is also a family bathroom with power shower, bath and floating wood floor.

The large attic space has been converted to include a fifth bedroom with five Velux windows and an en suite shower. A separate attic space with eaves storage would make an office or play area.

There is space to park several cars in the front driveway and forecourt. At the back, which faces due west, the owners have laid a sandstone patio with recessed lights and the lawned area beyond is bordered by mature trees. A shed at the bottom of the garden is wired for electricity.
