New plan for former DSPCA site: Developer Deane Homes has come back with another planning application for a residential scheme at the 40-acre former Dublin Society for the Prevention of Cruelty to Animals (DSPCA) site in Woodtown, Stocking Lane, Dublin 16.
The DSPCA sold the site to Deane Brothers for an undisclosed sum which helped finance its move to the 30-acre Pine Valley Golf Club at Mount Venus in Rathfarnham which it bought from the O'Carroll family over three years ago.
Deane Homes was refused permission by South Dublin County Council last year for a scheme of 1,144 dwellings in 392 buildings and over 1,900 communal car-parking spaces.
It was also turned down for a community centre, supermarket, three retail units, offices and a pub. South Dublin County Council said the proposed 77 units per hectare materially contravened density guidelines, and the scale, building design, layout, public/private space didn't comply with the Ballycullen/Oldcourt Action Area Plan.
The provision of childcare was also deemed insufficient.
This time, Deane Homes has gone for a scaled down version of the scheme with 790 dwellings, including 404 three and four-bedroom houses, and 386 apartments in 30 three-storey blocks.
It is also looking for a communal residential centre of 3,327 sq m (35,811 sq ft) with a supermarket, three shops and a 790 sq m (8,503 sq ft) crèche.
It is also looking for five office units and a two-storey over basement pub with 116 car-parking spaces.
