Lucan SDZ houses get go-ahead
• South Dublin County Council has granted planning permission for the first development at the Adamstown Strategic Development Zone (SDZ) in Lucan. Castlethorn Construction has got the go-ahead for part of its first phase of 407 houses. Only building on 330 of the new homes can commence prior to the completion of infrastructure.
The scheme is being designed by O'Mahony Pike architects and will be a mix of two and three-bed duplexes and apartments and three and four-bed terraced houses. It will be located on the south-east segment of Adamstown adjoining Newcastle Road. Three companies own the land at Adamstown - Castlethorn Construction, Maplewood Developments and Tierra Ltd, collectively called Chartridge Developments.
Ormond Quay hotel plan cleared
• Haskart Properties Ltd, the owners of the Ormond Quay Hotel at 7-11 Ormond Quay, Dublin 1, has been granted permission by An Bord Pleanála to demolish the 1900-built hotel and build a part five, six and seven-storey over basement 156-bedroom hotel. The modern hotel will also have a bar, restaurant, kitchen, conference facilities and an administration area.
The proposal to demolish the existing four-storey over basement 62-bed hotel was appealed to An Bord Pleanála by An Taisce and Breen Electrical Company Ltd.
An Taisce said the hotel was not without architectural significance and forms part of an important streetscape on one of the most important vistas in the city. It said the proposal for a new hotel detracts from the character of the quayside and dwarfs period buildings to either side.
Breen Electrical Company, at number 12 Ormond Quay, raised a number of boundary issues and said the west gable of the proposed hotel has terraces overlooking its site.
An Bord Pleanála went against the inspector's recommendation to refuse permission because it said the development would ensure the long term viability of hotel use at this location and the design of the building is generally sympathetic in terms of design and scale with its surroundings. However, it ruled that a bedroom at the north-west corner be omitted on the fourth floor, and the building be reduced by one floor in this area, and the plant area brought down to fourth floor level to protect the amenity of adjacent properties.
