Canal-side apartments in the centre of Clondalkin, Dublin 22, are being offered this weekend with prices starting at £111,995. Eight of the 24 units in the scheme are for sale through agent Ross McParland. The apartments will be completed in August. Each apartment has a floor area of 700 sq ft and two bedrooms. Landscaped grounds adjoin Clondalkin Pond, with school grounds and a golf course on two other boundaries. The development is laid out in three four-storey blocks. Upper-level apartments cost up to £125,995, depending on the view. Clondalkin village has undergone a transformation in recent years and traditional-style shop-fronts and pedestrianised streets make it an attractive place to live.
The area also has the advantage of having good access to the city centre, and the M50 junction is a few minutes drive from the Mill Pond apartments. Ross McParland expects the main interest to come from a broad range of prospective buyers, from young professionals to older couples moving from larger homes in the area. Architect Kenny Lane Associates and builders Darndale Developments have "blended the functional with the luxurious", according to the selling agents, and the specification is exceptionally high.
Each apartment has an entrance hall, large sittingroom with dining area and an open fireplace. The kitchen is small but fitted with attractive maple Shaker-style units. Oven, hob and wall tiles are standard.
There is one double bedroom and one single room and a general bathroom with bath. Wall tiles extending to full height at the shower end are standard in the bathrooms. An intercom security system is installed and two telephone and TV points.
Landscaping will be designed to blend with the waterside setting, say the developers. Car-parking is provided within the grounds.
