OIL distribution company Maxol has secured planning permission for a residential and light industrial scheme on a key site near the entrance to the Phoenix Park at Parkgate Street, Dublin 8. Maxol plans to demolish a filling station on the four-acre site which fronts directly on the Liffey quays. It adjoins two other sites owned by Hickeys Fabrics and CIE, which are likely to be redeveloped.

The Maxol scheme will include about 50,000 square feet of industrial buildings, which can be sub-divided for use by computer companies and firms involved in manufacturing and assembly. A total of 86 apartments will be provided on the site, along with 216 car-parking spaces. Sean Davin of estate agents Davin and Co is advising Maxol.

Meanwhile, two developers are seeking planning permission for multi-storey car-parks as part of larger schemes in Talbot Street. Equipment Ltd and Equiside Ltd has sought approval for a mixed development of offices, retail, residential and a muti-storey car-park on a site bounded by Corporation Street, Talbot Street and Mabbot Lane. In the second planning application, Hills Hire Centre wants to demolish the former Superama Cinema in Talbot Street and replace it with light industrial units on Foley Street, and shops and a six-storey car-park on Talbot Street.
