Kitchens in this house-type come with granite worktops. The two-bedroom houses have Stira staircase access to a floored attic, where a Velux window has been installed.

Also on view this weekend are showhouses at Rockbridge, another Menolly scheme at Simmonstown Manor, off Ardclough Road in Celbridge, Co Kildare. Three-bedroom mid-terrace houses of 106.8 sq m (1,150 sq ft) start at €290,000 and three-bedroom semis of the same dimensions are priced from €310,000.

As with all Menolly new homes, wardrobes are fitted in all bedrooms, the main bedroom is en suite and the interior is painted in neutral colours throughout. The Celbridge houses have good quality kitchens with a chrome cooker hood and doors for integrated appliances. Fireplaces with working chimneys are also standard. This phase will be ready to move into from October this year.

Section 23 tax break apartments at Clondalkin can be viewed by appointment only at Thornfield Square, a Menolly development behind the Civic Centre in the heart of the village. One-bedroom penthouses from 47 sq m (505 sq ft) priced from €288,000 should be popular.

Two-bedroom apartments of 71 sq m (764 sq ft) start at €297,000 and two-bed apartments with an en suite and 67 sq m (720 sq ft) of living space start at €308,000. The tax break allows investors to set building costs against rental income for a 10-year period. Owner-occupiers can set these costs against all income, including PAYE.

Selling from plans at the Donnybrook offices of Sherry FitzGerald New Homes is Santry Cross, a development in Ballymun offering valuable Section 23 tax breaks for owner-occupiers. The developer is Pierse Civil Engineering Ltd.
