The new owners of La Touche House in Dublin's IFSC can bank on better returns from the investment now that Bank of Ireland has assigned its lease on part of the building. Zurich Bank is moving from Harcourt Street to the third and fifth floors of La Touche where it will occupy 12,461 sq m (26,500 sq ft) at a rent of €520 per sq m (£38 per sq ft).
The letting means that all 9,393 sq m of space in the building is let. It was bought by a group of 62 Irish investors for €82.5 million, a deal that will give them an initial yield of 6.1 per cent. Once capital allowances are availed of, the return rises to 6.9 per cent. CB Hamilton Osborne King handled the letting while DTZ Sherry FitzGerald advised Zurich.
