British house prices rose a seasonally adjusted 0.4 per cent in April from the previous month, according to the latest monthly survey today from the Halifax.
This is the smallest monthly increase in house prices since August, excluding a drop in prices in December that was "purely" due to technical adjustments.
Year-on-year, house prices were up 23.6 per cent in the three months to April compared with the same three months last year.
In March, house prices rose 1.1 per cent on the month, and were up 23.4 per cent year-on-year.
"Annual house price inflation is likely to fall sharply over the next few months as the big monthly rises recorded over the same period during 2002 fall out of the annual calculation," the Halifax said.
The average house price rose to a seasonally adjusted £127,557 sterling in April from £125,558 the previous month.
