Plans for the second phase of the €135 million redevelopment of Shannon town centre are in doubt as Clare County Council is seeking an estimated €2.5 million in various planning levies attached to the development.

The plan by Beaux Walk Developments to develop 232 residential units in blocks of two to five storeys along with 10 office units and a creche on a 10-acre site is part of a project to transform Ireland's newest town 30 years after it was first established.

The company's managing director, Mr Barry Boland, said yesterday that, while they were pleased to get planning permission, the level of charges was such that it would have to decide whether to proceed or not.

In order to comply with one of the 54 conditions attached to the permission, Beaux Walk must redevelop the town park and provide an all-weather sports area, a skating facility, wildlife gardens and play areas.

Levies imposed include €176,400 towards community facilities and €428,400 towards sewage and water infrastructure.

However, the granting of planning permission may be appealed as the proposal was opposed by An Taisce and local residents.
