The project on Kilboy House in Dolla, five miles from Nenagh, follows a fire that destroyed a large part of the property just over a year ago.

North Tipperary County Council has decided to allow the application for the partial demolition of the existing fire-damaged listed single-storey dwelling. It will be replaced by a three-storey period residence over an existing basement.

The application, in the name of Mr Ryan's son Shane and his wife, says the aim is to rebuild the house as it was originally constructed in 1780.

The house was burned down during the Civil War, but was rebuilt by the then owner Lord Dunalley. Lack of funds resulted in it being reduced to a single-storey property in the 1950s, but now it is to be restored to its original magnificence.

The house, designed by local architect William Leeson, was built in 1780 for Henry Prettie, a first generation descendant of a Cromwellian soldier.

Elaborate plans have been drawn up by Quinlan & Francis Terry, an Essex-based architectural firm, for the rebuilding of the 226-year-old residence.

In the wake of the fire last March, gardaí combed the building for clues as to what caused the blaze. They ruled out malice and were satisfied that it was caused by an electrical fault.

The council has attached 22 conditions to its granting of planning permission. They include a request to the Ryans to engage an archaeologist to facilitate the recovery and recording of any archaeological material found during the work.
