An opportunity to develop a “ready to go” large-scale hotel facility in Kilkenny city is being brought to the market for €1.7 million. The price reflects a significant discount, of more than 50 per cent, on the last time the land came to market. Back in April 2023, it was marketed at a guide price of € 3.75 million.
Now back on the market, the hotel site, which is located on Wolfe Tone Street and John’s Green, is being offered for sale by joint agents, Savills and BDM.
The 0.64-acre site has full planning permission for a 114-bedroom hotel in one of Ireland’s most popular tourist destinations, just a short walk from Kilkenny Castle and the town’s entertainment district.
The full planning permission is for a “high-quality and tastefully designed” three- to five-storey hotel, including a bar and restaurant pavilion.
The planning permission incorporates the refurbishment of a former hostel building, a protected structure. The plans for the new hotel are for a five storey block extending to a gross floor area of c.4,483 sq m/ 48,250 sq ft.
With a population of about 100,000 people, Kilkenny has one of the more robust tourism markets of Irish towns and cities, and enjoys average hotel occupancy rates of 78 per cent.
It also has excellent road and rail links to Dublin, Cork, and Waterford.
