Borrisokane's Ruairí Gleeson struck to the Johnstown net to help them to a 1-4 to 0-5 half-time lead. Goals from Brian O'Meara and Donal Morkan after the break saw them lead by 3-4 to 0-6.
Three points brought Coláiste back into the game, before Vincent Fitzpatrick flicked a Hickey free to the net, leaving a point in it before Warren's winner.
