DTZ Sherry FitzGerald has brought three investment properties to the market - a premises including six retail units in Wexford town, a Spar convenience store in Rathgar, Dublin 6, and a fashion store in Waterford city.
A price of £2 million (€2.54m) is being quoted for six shops with overhead offices and a surface car-park at Redmond Square in Wexford. The tenants, which include McCauley Pharmacy, Xtravision, the Legal Aid Board and a public library, are paying rents totalling £141,913 (€180,190). There are rent reviews due in most cases later this year.
In Rathgar, a price of around £900,000 (€1.14m) is being sought for the Spar convenience store, a two-storey period building at 3-5 Orwell Road, which is let at £49,500 (€62,850) per annum. The lease is guaranteed by Eight to Twelve Ltd.
The third property, a four-storey building at Broad Street, Waterford, trades as Morgan, the ladies' fashion retailer. Rent in this case is £41,000 (€52,060). The Rathgar and Waterford investments are to go to tender on May 10th, while the Wexford property is for sale by private treaty.
